1. Booking will be confirmed against an advance payment for the total number of room nights.
2. Any modification in composition or dates will void any offers or discounts put forth.
3. Reservations made prior to 5 days of the check-in date cannot be cancelled. In case of cancellations the amount will be forfeited.
4. 50% refund of total stay cost in case of cancellations made less than 14 days and prior to 5 days of the check-in date.
5. 75% refund of total stay cost in case of cancellations made 15 days prior to check in date.
6. 90% refund of total stay cost in case of cancellations made 30 days or more prior to check-in date
7. In case of the guest checking out prior to the date of departure, no amount shall be refunded.
8. In case of cancellations due to a natural calamity or a lockdown we will issue a full refund.
9. In keeping with the mandatory requirements of the Government, we request you to provide a copy of your photo-identity proof while checking in. (Passport/Driving License/Voter ID/Aadhaar Card)
10. Foreign nationals are required to submit a copy of their passport and valid Visa.
11. Any loss due to breakage or damage to the property/furniture/lighting/linen/cutlery/crockery/equipment during the guest’s stay will have to be settled in full by the guest before check out.

13. Early check in and check out can be considered subject to availability and between 2 to 3 hours, after which half day charges will apply till 6 hours before or after check in / check out.
14. Beyond 6 hours a full day charge will apply on check in or check out.
15. Any misbehavior by the guest will attract immediate eviction and applicable fines without any refunds. Any serious offences will attract an official inquiry which could involve the concerned authorities and a permanent ban.
16. Do consider the estate premises and the cottage like your own home and please treat it the same.
17. Bed linen will be changed every 3 days of your stay.
18. Hand towels will be changed daily and bath towels can be changed at your request.
19. Do stay within the vicinity of the cottage in the lit areas between 6 pm and 6am for your own safety as there could be wild animals visiting the estate during that time.
20. Basic first aid is provided in the cottage cupboard.
21. A 100Mbps fiber net Wi-Fi connection is available at The Perch.
22. Hot water is available 24/7.
23. The cottages have backup power for lighting, Wi-Fi and charging of phones and laptops.
24. We stay within the property about 60 meters from The Perch and we will be available 24/7 for any assistance you may require during your stay here.
